Dark Design Studio

Websites for
property professionals

Dark Design Studio. Websites for property professionals: landlords, agents, surveyors and property managers.

Websites for landlords, agents, surveyors and property managers.

Live in 7 days. Fixed quote before anything starts.

Landlords

A portfolio run as a business deserves better than a PDF availability list. Units findable, enquiries captured, voids shortened.

Agents

Sales and lettings sites that win instructions, not just display stock. Built to look like the fee you charge.

Surveyors

RICS credentials where people can see them, services explained in plain English, and instructions traceable to their source.

Property managers

Block and estate portfolios presented properly, with the paperwork and contact routes tenants actually look for.

0 days
The average English void

How long a rental sits empty between tenants. Every day it is hard to find online is a day added.

£0
Lost rent per void

Up 12.9% in a year. Simply Business analysis of April 2026 letting data.

In force
Renters’ Rights Act, since 1 May 2026

Advertised rents already carry legal weight, and material information rules have been a criminal matter since April 2025.

The average void runs 24 days. We build the whole site in seven.

Services

/01

Listings-driven websites

Property search, filters that match how applicants actually look (size, use class, rent, EPC), and listings you update once, in one place.

/02

Rebuilds and take-overs

Sites built in dead software, by developers who vanished, on domains you may not own. We rebuild, recover, and hand you the keys.

/03

Compliance-ready listings

Material information fields, EPC bands and honest availability structured into the page, so a listing cannot go out half-finished.

/04

Care and hosting

Hosting, domain, backups, monitoring, monthly changes and a monthly report, for £150 a month. No renewal notices, no mystery direct debits.

The Rebuild

Most property websites froze around 2012. Drag the divider and watch the same firm built both ways.

hartfieldandgrey.co.ukDrag to rebuild
Before: a dated 2012-style property agency website with a fixed-width layout, welcome message and visitor counter
After: the same fictional firm rebuilt with live property search, visible rents and a modern layout
Demonstration, not client work: a fictional firm, built both ways to show the difference.

Property concepts

Ten sites for ten kinds of property business. The firms are invented, so nothing here is a client result, but every one is a working build.

Live builds from the studio. Property projects join this page as they complete.

Undercroft

Every site we build sits on something you cannot buy.

Our own content system, running under every Dark Design Studio site. No public sign up page. The only way to get an account is to become a client.

01The waiting game

You cannot change a word on your own website

A price drop means an email, a wait and an invoice for one sentence. With Undercroft you press publish and the live site catches up in about three seconds.

Undercroft · ListingsInvite only
The Undercroft listings screen, showing twelve properties with status, transaction type and sector, filtered by tenant.

02The exposure

A listing goes out missing its council tax band

Since April 2025 a missing disclosure is a criminal matter, and the risk lives on your listing pages. Undercroft refuses to publish until the fields are there, and names what is missing.

Undercroft · Publish gateInvite only
A property edit screen in Undercroft with the required disclosures panel open, showing one of five complete and council tax band, EPC rating, utilities and flood risk still outstanding.

03The blind spot

Nobody can tell you whether the site is working

Visitors, enquiries and page speed, first party and cookieless, in the same place you edit. Nothing stored identifies a visitor, so there is no cookie banner.

Undercroft · ReportsInvite only
The Undercroft reports screen, showing visitors, pageviews, bounce rate, enquiries, a daily visitor chart, real-visitor page speed, top pages and referrers.

04The closed door

Your competitor is renting the same software you are

Undercroft has no public sign up and no price list. The only way in is to be a client, and what we build for one turns up for all of them.

Undercroft · Sign inInvite only
The Undercroft sign-in screen, showing the Dark Design Studio hexagon lockup above an email and password form.

Undercroft comes with the site we build for you. Nothing to install, nothing to keep updated, no seat to buy. If you ever leave, one command hands you the lot: content, images, properties and settings. The screens above are the real admin, running against our demonstration firm rather than a client.

FAQ

What does a project actually cost?

Most projects are priced at £2,500. A brochure site with content you already have can come in under that; live listings feeds, availability pages and member areas take it above. You get a fixed written quote before anything starts, and the terms are the same for everyone: 50% to start, 50% at completion, and live seven days after kickoff.

Can you take over a site someone else built?

Yes, and it is one of the most common jobs we do. Many property sites were built years ago in software that no longer exists, by people who are no longer around. We rebuild on a modern foundation, move the domain into your own name if it is not already, and hand over every login. You end up owning the whole thing.

Will I be able to update properties myself?

Yes. Adding a property, marking one under offer or let, and changing details are all things you do yourself in minutes. If your listings live in software or a spreadsheet already, we can usually feed the site from that instead, so you update once and it shows everywhere.

Do you understand the compliance side?

We build for it. Listing pages carry the material information fields the CMA expects since the Digital Markets, Competition and Consumers Act came into force in April 2025, and lettings copy is set up for the Renters' Rights Act rules that have been in force since May 2026. We build the fields and the structure; your legal obligations stay your own, and we say so plainly rather than pretending a website makes you compliant.

How long does a build take?

Seven days from kickoff to live. That is the promise and it is written into your quote. It holds because we front-load the content: most web projects stall on materials going back and forth, so we collect your logo, services, team details and property information before the clock starts. If a build genuinely needs longer, usually a listings feed from your own software, the quote says so before you commit rather than halfway through.

What happens after launch?

£150 a month, monthly, with no tie-in. That covers hosting, your domain and certificates, security updates, daily backups, uptime and speed monitoring, keeping your listing schema and search setup valid, changes to content or design each month, and a monthly report showing enquiries and where they came from. No renewal notices, no surprise invoices from a hosting company, and no chasing a developer who has moved on.

Seven days from now, your firm could look like the fee it charges.

Tell us about your firm and what the site needs to do. A fixed written quote within one working day, and live seven days after kickoff.
